We tend to use quality market leading insurers such as Aviva, AXA, Zurich and Royal & Sun Alliance. We also deal with many others, some of which will specialise in certain areas such as unoccupied properties, an increasingly common situation in the current economic climate.
In order to arrange cover on the correct basis, we will need you to provide us with the accurate reinstatement value of properties - is the building opted in or out for VAT purposes? Approximately 30% of commercial properties are found to be underinsured and claims adjusted accordingly. So determining the correct sum insured is paramount to fully protecting your investment. We will also need construction features, how the properties are occupied and confirmation of the annual rental incomes, where applicable.
Sometimes it will be difficult to know exactly what cover you need to arrange. Should you wish us to check the lease to determine your insurance responsibilities, then we would be happy to do this on your behalf and will not make a charge for this service.
The cover will usually be placed on an All Risks basis with Subsidence and an option to insure for Terrorism.
Unoccupied property coverage is an area that many of the leading insurers view as unappealing. However, we welcome this business and have numerous partners with whom we are able to place cover - composite insurers and at Lloyd's. Where the vacant properties are in good condition, full perils cover is available. Premium rates are variable depending on location and security factors.
